The reason for this is that the state government's urban development department has yet to form a technical committee of engineering institutions and government experts, despite announcing the finalisation of the Development Control Regulations (DCR) in May.
The committee was supposed to look over the building's design and run simulations on horizontal and wind loads to see how they would react in an earthquake.
After being notified by the state government last week, the Ahmedabad Municipal Corporation (AMC) is currently examining the project. If the project is approved, it will be one of three buildings on the Sabarmati riverfront that will rise to a height of 92.4 m.
According to AMC plans, the 348-unit skyscraper residential project will be built on a 14,000 sq foot plot directly across from Science City.
Since the 2001 earthquake, the maximum limit of any building was previously confined to a maximum of 45m under the current general DCR. In 2017, it was raised to 70m, which translates to 22 or 23 floors.
The new policy for tall buildings, announced in August 2020, allowed developers to push the skyline as far as they wanted as long as the plot was bordered by a road with a minimum width of 30 metres. The developer must also obtain a NOC from the Ministry of Civil Aviation or the Airports Authority of India (AAI).
