To relieve building owners in Mahendra Hills, the Airports Authority of India (AAI) authorities have agreed to examine applications for easing height restrictions to build additional floors.
A majority of the area's buildings have not noticed any change in the past five decades due to curbs and mandatory NoC from airport officials. Secunderabad Cantonment Board (SCB) authorities have been working on the case with AAI, Begumpet, for some time now to allow for additional floors similar to those of regions in GHMC.
The AAI, Begumpet, told the media that property owners who want to build additional floors should apply to the Director General of Civil Aviation (DGCA), the appellate body, SCB chief executive B Ajith Reddy told media. Owners of buildings in Mahendra Hills must apply as an individual or as a group or association for approval of additional floors in the affected areas. Recently, SCB citizen nominee J Rama Krishna had raised the issue of additional floors and pointed out that a few colonies on the west side had come up with structures approved by the GHMC to five floors.
Currently, according to the Cantonment Board building regulations, plans for G+2 structures are being approved. Due to height restrictions, most of the buildings are for residential use only in Mahendra Hills.
Height restrictions in Mahendra Hills are the biggest problem for them. While properties in Banjara Hills and Jubilee Hills in neighboring GHMC that fall under the funnel zone receive approval to build five floors, we have been denied the same, K Pradeep, an NRA and resident of Ravi Colony told media. The restrictions have prompted some property owners to push for a merger of SCB's civil regions with GHMC.
